New houses and house extensions often trigger assessment under Planning Schemes and require the lodgement of development applications.

Within Brisbane, the Traditional Building Character Overlay (TBCO) applies over those parts of the city developed prior to 1946 and containing housing constructed prior to World War 2.  Development approval is required for the construction of new houses and house extension within the TBCO that requires infill development that is respectful and compatible with local Queensland building character.

The TBCO also contain non-residential buildings (commercial character buildings) that contribute to the character of an area and have a connection with local community.  These buildings can be used for a range of non-residential uses.
